Capture Leads in your iSite Website with Variable Lead Capture
 
Different Realtors have different ideas about how best to capture leads that come to a web site. With Variable Lead Capture, you have a wide range of options for prompting users to register on your site. You can choose how, when, and where users are prompted. You can choose if registration is required or optional. 
 
You can also leave this feature turned off and allow visitors unrestricted access to your iHomefinder tools, capturing their information when they sign-up for Email Updates and Property Organizers, schedule a Showing, Request Property Information, or contact you through your contact link.
 
Lead Capture Strength
 
The Lead Capture Strength field is used to indicate the “strength” of the lead capture that should be used on your site. These options will determine HOW the system will behave when prompting your users for registration. Choices include:
 
Off – this is the default option. Leaving this set to off will mean that no new registration options are enabled on your site.
 
Visitors can still voluntarily sign-up for Email Updates and Property Organizers, schedule a Showing, Request Property Information, and contact you in all the regular ways. All of these contact methods will generate leads which are stored in your account control panel.
 
Ultra-Light (one-prompt) – this is the lightest and least demanding option. Users will be prompted for registration, but have the option to ignore the request. If the user ignores the request for registration, he or she will not be prompted again, and will have unrestricted access to the site.
 
Ultra-Light (multi-prompt) – this is similar to the option above, but, if the user ignores the registration prompt, the system will start tracking user access again and will re-prompt the user when he or she again reaches the specified limits. The user will continue to be prompted until he or she registers.
 
Light – with this setting, registration is required. The user will be prompted when the specified limits have been reached and cannot continue using the site until he or she registers. Name and Email are required, but there is no validation on the information that is entered. The user must register, but they may enter invalid or fake information.
 
Heavy – this is the most demanding of the different Lead Capture types. The user is prompted to register when the specified limits have been reached and cannot continue using the site until he or she registers. As an additional step, the user cannot access the site further until they receive an email from the system and click on a link in that message to activate their account. This step fully validates the email that the user has entered.
 
 
Registration Trigger Points
 
Variable Lead Capture allows you to specify WHEN and WHERE users are prompted. There are three possible “trigger points” – places in the system where the user could be prompted to register:
 
Search Page – this is the page where users start a search, where the user selects city, price range, number of bedrooms, etc. Each time the user views this page will be counted against the limit you set. The system will count each visit to the search page even if the user doesn’t conduct a search.
 
Search Results – this is the page that lists the results of the search. In most cases, this page contains a list of 10 properties along with thumbnail photos and basic property information. Each time the user views any results page will count against this limit. If the search has returned a large number of results, each separate page of results will count against this limit. For example, viewing the first page (results 1-10) and then the next page (results 11-20) will count as two results page views.
 
Hot Sheets – if you are limiting access to Search Results pages you can choose if those limits should apply to Hot Sheets or not. If you set this to YES then views of a Hot Sheet will count as Search Results views and may lead to a prompt for registration.
 
Property Details – this is the page that highlights all the photos and details of a particular property. Users can access this page by clicking on the property photo or address that is displayed on the search results page. From here users can view multiple photos, Open House information, virtual tours, and comprehensive information about the listing.
 
For each of these trigger points you have three options for when the user should be prompted for registration:
 
Never – the user has unrestricted access to this kind of page. Leaving all three options set to “never” would be the same as leaving the feature turned off. In the screen shot above, “Search Results” is set to Never, so for this example the user would be able to see an unlimited number of search results page.
 
Immediately – the user is prompted as soon as this kind of page is accessed. In the example above, “Property Details” is set to Immediately, so in this case the user is prompted as soon as he or she tries to view more information about any property.
 
After a specified number – the user is prompted to register after accessing the page a certain number of times. The system will prompt the user when this limit is met. For example, if you select 4 for the “Search Page” access, the user will be allowed to view the search page 3 times without being prompted. When the user tries to view the search page the 4th time, he or she will be prompted for registration.
 
 
Exceptions
 
Variable Lead Capture works by creating a cookie every time a new user comes to one of your iHomefinder pages. If a user has configured his or her web browser to not accept cookies, the system will not be able to keep track of the pages that the user has accessed. You can choose how you would like the system to handle these cases. There are two choices:
 
Allow User Unrestricted Access to iHomefinder pages – this option allows these users to conduct searches and view properties without ever being prompted for registration.
 
Block User from your iHomefinder pages – with this option any user who is not using cookies will not be allowed to view your iHomefinder page (search, listings, etc.) until cookies are enabled. The user will be prompted with an onscreen message that tells them that your site requires cookies. You can customize this message if desired.
